Recommendations for turn key properties under 350k

Hello BiggerPockets Gang,

I'm looking for turn-key properties that I can at least net 300-500+ positive cash flow. I'm looking for more for a long-term play and want to have more appreciation, not looking for something that needs a lot of work.

What are some areas you would recommend?

I have considered Ohio Columbus, GA Columbus, Dayton Ohio, Cincinnati, OH, Charlotte NC.
