The VA extenuating circumstance program is one of the most overlooked areas of the VA home loan program.
This program has exceptionally flexible criteria, designed to help those who might face challenges with traditional lenders.

I have personally approved loans for veterans with scores as low as 530.
Most lenders can't do these due to lender overlays, but I have a lender that underwrites down to VA minimum standards and will approve them if the file makes sense.
The most common reasons for an extenuating circumstance to get approved are because of medical issues, job loss or inability to sell the departing residence.
The reason will need to be outside of the borrower's control.
The potential borrower will need to provide a letter explaining why they have an extenuating circumstance and how the issue has been resolved.
