Looking for an Equity Partner

So I have been researching and studying Real Estate Investing for probably a year now. I work a W2 job 4 days a week and I recently became a licensed real estate agent in Central Missouri.

I want to start building a portfolio so I can quit my W2 Job and spend more time with my kids, But after getting divorced I am not in a financial position to put up any capital for a deal. However, I am willing to put up a lot of sweat Equity and work to find and manage deals. (My Position as a Real Estate agent gives me access to two different Multiple Listing Services.) I need an equity partner to help me fund at least my first deal maybe more if we can work together well.

As for the terms of the Partnership, being as though I am new and have no capital, I'd like for us to be 50/50 equity partners and I'd be willing to give my potential partner more than 50% of the cash flow monthly until their initial investment is repaid then go to equal partners in cash flow.
