Columbus Ohio Midrise 62 Unit Development Update

๐ข Development Update for 278 S. Glenwood Ave. (43223) ๐๏ธ
Hi, I'm Rob Ellis from Pink Development and Construction. Hereโs the latest on our major project! ๐ง
๐ Location: 278 S. Glenwood Ave., Columbus, OH
๐๏ธ Original Plan: 20-story high-rise
๐ข Current Plan: Modified to an 8-story mid-rise due to fire compliance and other restrictions ๐
๐ Recent Changes:
Height Adjustment: Reduced to 8 stories ๐
Parking Update: Reduced from 300-400 spaces to 101, with no on-site parking ๐ ฟ๏ธโ
Unit Reduction: Dropped from 162 units to 62 units ๐๏ธ
Focus: Micro-units for affordable housing ๐ ๐ฐ
๐ Next Steps:
Development Commission Meeting: August 8th at 4:30 PM ๐๏ธ
Agenda: Weโre the last item on the agenda ๐
๐ ๏ธ Modifications Made:
Addressed feedback from previous disapproval
Updated CPD text and design ๐๏ธ
Enhanced land use compatibility and zoning adjustments ๐บ๏ธ
๐ก Key Points:
We decided to bypass the Franklin Area Commission to avoid delays, focusing instead on the Development Commission ๐
The project complies with existing zoning codes, with a proposed height increase to 89 feet in a 60-foot district ๐๏ธ
Similar mid-rise projects have been approved on Glenwood and surrounding areas ๐ข
๐ Why Weโre Confident:
The project aligns with city standards and precedent for high-density development ๐
We're presenting a well-supported, revised proposal addressing prior concerns ๐
Weโve had extensive discussions with city staff and made adjustments based on their feedback ๐ค
๐ Additional Info:
The Franklin Area Commissionโs role is advisory, and we believe their disapproval will not significantly impact our proposal if the Development Commission supports it โ
Weโre committed to transparent development and maximizing economic growth with high-quality, micro-unit designs inspired by successful projects in New York City and Miami ๐๏ธ๐ด
๐ Technical Details:
Weโre using high-quality steel and precast concrete for structural integrity and efficiency ๐๏ธ
The project budget includes a detailed breakdown and adjustments based on market and design standards ๐ฐ
Future plans include exploring institutional-level capital for larger projects ๐ข๐ผ
For any questions or further details, feel free to reach out to me on my socials or give me a call ๐. Weโre excited about this development and look forward to moving forward with your support!
