Charleston SC House plus Duplex - considering selling

I own a unique property in downtown Charleston SC that has a house and a duplex on it.  The house has 2 bedrooms and a bath, and each unit of the duplex has 2 bedrooms and a bath.  Currently grossing $6,500/month in rent.  I'm not ready to list with an agent.  Just curious if I might be able to sell it off market.  I'm thinking $1.2M, but interested in feedback.  It's a very cool neighborhood in a very cool town.
