Beginner looking for a partner

Good afternoon everyone, as the title says I am very new into the world of real estate and I would like to get into getting my first rental property. I am in Houston and I want a partner who will be a mentor and who is interesting in working with me for not just this one rental property but for many down the road. To attract a mentor, clarify your contributions, set realistic expectations, network locally through real estate meetups or forums, and offer value by assisting with deal analysis or property management tasks. Many experienced Houston investors value working with someone motivated like you.
