Seeking advice house hacking in Chicago South suburbs

Good afternoon looking to house hack my first property have a timeline of May 2025 moving back to Chicago looking in south suburbs preferably ex Blue Island , Cal City , Dolton  areas  seeking seller finance or subject to deals open to other options
