8 Unit Multifamily - Do I buy?

I am looking on help for my first real estate investment deal. I really want to get into the space and would love any input. 

I am looking at an 8 unit multifamily that is currently listed for $395k built in 1972. Each unit is a 1/1 684sqft renting for $795. 6 units have been updated.  Last years average monthly expenses were about $2701. The property is located in West Texas.
