First Fix and Flip - Stark County Ohio

Investment Info:

Single-family residence fix & flip investment in Canton.

Purchase price: $70,000
Cash invested: $48,500
Sale price: $192,000

Completed our first flip in Canton Ohio. Did a lot of the work ourselves and very happy with the end result.

What made you interested in investing in this type of deal?

We've done a few house hack flips and wanted to try a fix and flip

How did you find this deal and how did you negotiate it?

I"m a Realtor and a referral brought it to my attention, needed some work that wouldn't pass a regular appraisal. We talked about what they were looking for and we met their offer.

How did you finance this deal?

Cash with another partner involved

How did you add value to the deal?

Full interior rehab, new AC, new windows, cleaned up exterior. Finished a walk-up attic space for usable space.

What was the outcome?

Happy with our profit, under contract within a few days with multiple offers.

Lessons learned? Challenges?

We don't have time to do so much of the work ourselves.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Just myself.
