Single Family development

I am part of a group that is developing in rural Utah. We are looking for a partner or investor to build out our remaining 8 lots on an 11 lot development. Our 1,040 sqft units are renting for $2,400/month and our 1,240 units are renting for $2,800/month and have a multi-year rental history. We are looking to put 2,000 sqft units on the remaining lots and will be able to charge over $3k/month for those. We will do all of what is necessary to build and fill the units, but are looking for a partner to fund the remaining development. We will contribute the lots, existing homes, and facilitate development, and are looking for a total investment of $2MM for 50% ownership, but are willing to break it up into $250k "shares" to make it more manageable.
