Looking for scripts distressed sellers

Hello all,

I am just starting out and looking to do my first flip.  I have a house in my neighborhood that appears to be at a stand still for a rehab for 4 years.  Its a very distressed looking house down to the studs.  On occasion we see a car or two there.  I got the information about the buyer.  Anyone have scripts that i can use so that I know what to say when I reach out via phone, email and regular mail?
