Rural Mixed Use Property Lending

I'd like to refinance a mixed-use property I have in rural upstate NY. I've been looking for a DSCR loan and I'm having difficulty finding a lender interested based on the fact that it is rural and mixed-use (one-third commercial, two-thirds residential).  Any suggestions?
