I'm needing ideas for getting started

I just moved to the area (South of STL,near Festus)

i was a commercial real estate appraiser in Jefferson City for the county (not licensed)

i bought and lived in a fix and flip in Jefferson City that I sold before moving here.

I am now a mass appraiser for residential real estate for the county here. I have the option to get my license classes paid for through work.

Firstly, I need ideas of what avenues to take to get back into investing. I drive around and mass appraise residential properties monday-friday. 

Secondly, how valued is a license in appraisal when it comes to investors? (Say, as a wholesaler, as a fix and flipper, etc) Is licensed vs certified vs commercial vs general something that REALLY matters or is the most basic one enough? 

Are my skills enough to begin seeking partners? Or what avenues should I explore and deep dive?
