What’s the Best Software for Running Comps Statewide in Florida?

Hey everyone,

I’m looking for feedback from active investors who are running comps across multiple Florida markets—especially anyone working deals statewide (Miami-Dade, Broward, Palm Beach, Martin, St. Lucie, etc.).

I currently run comps locally but am looking to expand my systems to comp deals statewide more efficiently.

Would love to hear:

• What software or tools you're using (PropStream, Privy, MLS access, etc.)

• What you like/don’t like about them

• Any market-specific quirks I should keep in mind

Appreciate any insights or recommendations—want to make sure I’m not missing something that could streamline my workflow as we scale up.
