We have a tenant on a Month to Month lease.  He was late paying in May and is yet to pay for June rent.
He is on a 30-day Lease Termination Notice as of June 2. (Sent via Certified Mail and in email)

We'd like to begin taking steps to prepare for an eviction and garnishing wages for rent backpayment.
