This is a direct communication from the owner of a distressed but high-potential property in Granada Hills. Let me be clear I’ve been through this market before. I know how it works, and I’m not here for games.

I'm offering 11046 Louise Ave, Granada Hills, CA 91344 at $785,000, a significant markdown from Zillow's estimate of $890,000. Comps suggest a post-rehab value of $1.2M–$1.5M+, especially with ADU potential under current zoning. But with the right offer can be negotiated..

This deal is for serious, cash-ready buyers only no soft talk, no empty interest.

🔐 My Buyer Terms – Non-Negotiable Standards:

1. Cash Offers Only – Must be in writing with full purchase amount listed.

2. Earnest Money Deposit (EMD): Minimum $10,000, with verified proof of funds attached.

3. Closing Timeline: Preferably within 21–30 days. I’m not entertaining long delays.

4. As-Is Sale: No walkthroughs, no inspections, no repair negotiations. This is a distressed property priced as such.

5. Probate-Ready Flexibility: This can close as a probate sale or through any method your team prefers. Let me know your process and we’ll move accordingly.

6. Assignment Policy: Contracts must not be assigned or wholesaled without full disclosure and written approval.
