Finding deals on the MLS
Hey everyone! I'm a Realtor/Investor and I'm currently on the lookout for fix and flip deals on the MLS.
I know most people say the best deals are off-market, but I’m wondering if anyone here is still finding solid flips listed on-market?
If so, how are you spotting them? Are there certain things you look for in listings or ways you filter through the noise?
Would love to hear what’s working for you.

Hey Enrique, look for deals by checking the price per square foot, if it's lower than the area average, it could be a great find. Pay attention to listings that have been on the market for a while or have price drops; these might have motivated sellers. Properties in poor condition or with bad photos can be hidden gems for a flip. Listings marked "as-is" often signal a seller willing to negotiate. Also, properties in up-and-coming areas or near developments are worth considering. Finally, tap into your network of agents who specialize in working with investors they may have early leads on good flips before they hit the MLS.
