Looking For Private Home Equity 2nd Lien Invstment- 35% Return

Hi, I have an incredible home in central Alabama. It has about 1M in equity. I am looking for a $100K private investment with a $135K 2nd lien to be recorded for the investor to be paid back with a 35% return upon the sale of the home in the next 6 om to 3 years. It's just like a 35% CD. Hard to beat that passive return. How would I find someone interested in a deal like this? Thank you. -David
