Rural Property DSCR Loan

I own a rental property in a rural area that's completely paid off. It's rented and cash flowing. I'd like to pull equity out (cash-out refinance or HELOC), but I've hit a wall:

• I’ve talked to a dozen lenders, and all of them tell me the property is “too rural” to qualify under their guidelines.

• I've looked into DSCR loans since the property is rented, but I can't find a DSCR lender that will do rural locations.

Does anybody do this? Thanks
