I fairly new to Bigger Pockets. I am the owner of Optima Construction Management LLC (OCM), a CMaR firm located in Jacksonville, FL metro area. My company was recently established in September 2024. While i have been bidding projects, and providing CM services to several area clients, I have always wanted to develop my own investment project and am very interested in entering the commercial retail market. My goal is to purchase a 5-8 acre property in the fast growing Saint Johns County and develop a new mid-high-end unanchored retail center. FYI - Saint Johns County is the 11th fastest growing county in the country in 2025.

I have been searching propreties and there are some good opportunities available. I am looking for an investment partner with experience in commercial/retail investment & development to compliment my experience and skill sets which include (at a minimum) the following:

- Site Selection/Feasibility Studies

- A&E Preliminary Design

- Project Proforma development

- A&E Detailed Design

- Construction Feasibility/Cost Estimating/Scheduling

- Permitting

- Construction Management

- Project Close-Out
