Leads on turnkey STRs?

Question

I'm looking for any leads on turnkey STRs to get in service for 2025, ideally in the $600-1m price point. Open to exploring any markets. I consulted a tax advisor that specializes in real estate and STRs, and while he said it might be tight, if I can put in the hours (I've got the time to devote) and get it in service then this could be viable this year. Appreciate any help!

Hey Trevor, I have an active STR here in Maine that I was considering selling. It's not currently on the market. I have 4 or so pocket listings I just received, one is $900k and did $200k gross T12 and another $680k did $150k T12 in the Clearwater FL area.

A lot of people targeting 2025 service dates focus on areas with strong year-round demand, reasonable regulations, and properties that require minimal work to get guest-ready. You may want to look at neighborhoods with established STR performance data and verify local permitting timelines so you can stay on track for this year. I have a condo in Panama City beach doing 63-68k on the books at $460,000.

Another one at 335,000 with a projection of 38k with 30% booked for next year.

I'm DMing you with some Colorado options. Colorado can be tough if this is a pure investment (though I have people who do crush it with unique properties expertly designed and with killer amenities). But most of my STR and Airbnb clients are looking for a mix of second home (because Colorado's awesome) that can also be offset or paid for by vacation rental revenues.
