Small bridge loan lender

I recently purchased a fixer upper property in Rimrock, AZ. I need about $20,000 to $25,000 to finish the renovations. No conventional lenders I can find offer loans that small. I'm hoping to find someone that can help out. I'm thinking a 10% return in 6 months sounds pretty good. I am open to all negotiations.
