Looking for a lender for commercial property not us citizens

I have a couple that came here from Canada and when they arrived the guidelines for sba had just changed to non us citizens could not get sba. They have credit (very slim) they have 20% down and 10 months reserves (to make a payment towards property. They have spent on soft cost 180k already. The commercial property use to be a smaller 7 eleven and they are wanting to convert to another franchise of gas stations. Are there any lenders out there. They have social security cards but have visas still. Building 1.55 million owe 1.35 million right now.
