Assistance Setting Up QOF and QOZB
Hey BP community -
I am looking for an attorney familiar with OZ structures and Iowa law to help me establish a QOF and QOZB structure to defer capital gains realized in 2025 and 2026 to be used in a ~$4M historic rehabilitation/reuse project to start in 2026. The target property has already been identified and is in an opportunity zone in Dubuque, IA. More details can be provided privately.
I have a great real estate attorney but he is not familiar with correctly setting up a QOF and QOZB. My accountant is familiar with the accounting and reporting requirements needed but of course is not familiar with the legal side. Is there an attorney that can assist with the initial entity setup in fairly short order? My first contribution to the QOF must be done by 12/25 as the 180 days post sale is then.
