Capital Partner Swap

Hey everybody!

I have a fully rehabbed single family home in Houston that is currently getting licensed for residential assisted living. One of the capital partners who bought the property with me needs to exit and I'm hoping I can replace their capital. I am already approved for a refinance so the reimbursement will be seamless.

Here are the details:

As-Is Value: $260,000

Currently Liens: $205,000

RAL Income: $10,500

The investor who replaces the current investor capital will have the choice to remain in the deal or I can refinance them out once the income stabilizes. 

Loan Information:

Capital Contribution: $60,000

Offer Rate: 15%

Term: 4 Months--> Can be longer depending on capital partner's investment horizon

Exit Strategy: Refinance--> Already approved. 

Security Information:

Lien Position 

Position on Title Insurance

Position on Property Insurance

Position on Liability Insurance
