Hi everyone,

First-time investor here, going buy/hold, long-term SFH, long-distance (live in OR, grew up in east TN). Have an estate situation currently under contract, unsure of how long it has been vacant but tax records indicate seller's family has owned it since 1988. Home is 960sq', 3/1.1, 1981 ranch in West Knoxville 37909 and I spoke with Home Inspector earlier today; full report to me by his EOD. The holiday/long weekend AND arrival of my TN Realtor's newest grandbaby yesterday has me at a slight deficit for 10-day inspection period but trying to make it work.

Looking for contractor referrals, can you help?  Also any suggestions and insight you on any of the notes below are welcome and appreciated.

* HVAC (2T Goodman 2006; filter completely clogged; outside temp 28, therm set to 65, interior air temp registered 50)
* Plumbing (leak under kitchen sink/sink not draining, collapsed flooring in base cabinet adjacent sink; master bath toilet not working (bucket placed under valve at wall); sewer scope shows partial (est 1/3) blockage in main line due to root intrusion - tech flagged front yard location of block
* Siding installation (T1-11 rotting, delamination/deterioration heavy at both ends of the house (front/back have gutters and those surfaces not as bad); chipped paint and moisture spots in all areas with worse damage near external breaker panel
* Crawlspace (various, and MANY critter droppings; insulation needs to get pulled for better eval; only partial vapor barrier installed/space follows grade (not all area accessible))
