I’m sourcing large multifamily properties for an active group with partners and financing already in place. We’re specifically targeting assets where seller financing or a creative structure is possible.

Buy Box:

  • 75–300 units (same building; no SFR/duplex portfolios)
  • Class B or C
  • 80%+ occupancy
  • Purchase price: $1M–$20M
  • Cap rate: 7–10%
  • NOI: $300K–$1M+
  • Markets:
    • Texas (Dallas, Houston)
    • Florida (Tampa)
    • North Carolina (Charlotte, Raleigh-Durham)
    • Georgia (Atlanta)
    • Arizona (Phoenix)
    • Tennessee (Nashville)
    • Utah
    • Alabama
    • Colorado (Denver)

Value-Add Strategy:

Forced appreciation, operational improvements, unit renovations, and rental increases at a fair and affordable pace.
Hold strategy typically 3–5 years before refinance or sale.
