For investors working on purchase, rehab, or value-add deals, we’re offering private, asset-based financing focused on the property rather than tax returns.

Key highlights:

  • No tax returns required

  • Leverage driven primarily by credit score, not experience

  • Up to 100% of purchase and rehab, capped by ARV

  • Wholesale deals: up to 100% of assignment fee when supported by as-is value

  • Ground-up construction: up to 90% LTC and 70% of completed value

Available for 1–4 unit (including mixed-use) and 5–10 unit residential or mixed-use properties. Minimum loan size starts at $100K. Terms are short-term with no prepayment penalty.

Lending available in select states including AL, CT, DE, FL, GA, IN, KY, MA, MD, MO, NC, NJ, OH, PA, SC, TN, TX, and VA.
