Selling STR in NY

Posting to hopefully sell to another investor, as this has been a well-performing asset for us. 

Single-family property that has operated as a self-managed short-term rental. Just listed publicly at $425,000. Trailing 12-month gross exceeds $40k for each of the past four years. Operations have been straightforward and owner-managed. Property passed all town inspections to be a town-approved STR the past two years since regulations have started. Property would also support a long-term rental model as it is in a strong school district.
