Looking for a Reliable Local Contractor / Builder (Boots on the Ground)
Hey everyone,
I’m an out-of-state real estate investor looking to connect with a reliable local contractor or home builder who can act as my on-the-ground representative when I’m evaluating properties. I need someone who can:
• Walk properties and send detailed photos/videos
• Give honest repair estimates
• Point out structural or major issues
• Provide realistic timelines
• Potentially handle the renovation if the deal makes sense

@Bismark Appau- I've bought and renovated properties in Kansas City while living on the west coast. The way I handle the renovations is slightly different than described above. I pay my real estate agent additional money to oversee the renovation. This involves coming up with a scope of work (SOW) to handle all the items to make the property a viable rental, making sure the contractor completes the work, and making progress payments to the contractor as work progresses. The contractor is chosen by the agent, as they have worked together extensively in the past.
I know some investors contract directly with the contractor in the target market, but this hasn't worked for me. The following issues have come up with that:
1) contractor doesn't come up with a SOW that includes all items to make the property rent-ready;
2) contractor selects finishes that don't match;
3) contractor doesn't do work they're supposed to do and provides misleading proof that it's been completed;
4) contractor abandons the job because they don't really have a relationship with you and they found a more lucrative project to work on;
5) I work a full-time W-2 and don't have time to get that involved in this aspect of the project.
Of course, due diligence needs to be done on the contractor before they're selected, regardless of whether they've done good work for the agent in the past.
I prefer to do the rehabs this way because the contractor is more supervised.
