Most DSCR lenders are underwriting in-place rent, not pro forma, so even a strong deal can fail if income hasn't stabilized yet.

Before writing it off, I'd check whether the DSCR was calculated on actual leases vs. market comps — that alone changes outcomes.

If DSCR can't clear ~1.0 today but there's a clear stabilization plan, bridge is sometimes used short-term until income supports a refi.
