looking for lender

I am looking for someone to lend on property acquisitions and remodel cost. I currently am in the middle of doing 2 homes we purchased. 1 in cash and 1 through a hard money lender. We have a unique company structure where we have vertically integrated out material supply company and our construction company to work for our home flipping company. We keep costs low. One of the properties we are actually doing now is going to be a Brrr. This was our 3rd property acquired and fortunately it had a detached garage and was a 3/1. we turned it into a 3/2, remodeled the entire house and built out the adu and got water/sewage and electricity to it for $80K (includes all appliances). we keep costs low.

We are looking to team up with someone that would like to make money on short term loans. We generally flip a home in no more than 4 months, worst case scenario. Generally remodels will last 1 month to 2 months depending on scope of work (adu addition i mentioned earlier 2 month job). and then about a month to sell.
