I’d love some feedback from this group.

I’m working to sell a three-unit mixed-use building in rural Southwest Colorado (downtown Cortez) and would appreciate insight on positioning and marketing strategy.

The property includes three functional income-producing spaces in a walkable downtown location just off Main Street. It offers diversified income potential (residential + commercial flexibility) and is located in a small but steadily growing market with strong outdoor tourism and limited inventory.

For those of you who invest in rural or small-town mixed-use properties:

  • How would you position this to out-of-area investors?

  • Would you market it primarily as cash flow, value-add, or owner-user opportunity?

  • Any creative strategies you’ve used to move similar assets?
