Looking For Co-sponsor (Key Principal) Equity share partner

I currently have a 12-unit value-add apartment opportunity in Houston under contract and I’m looking to connect with an experienced Houston-based multifamily operator who would be open to participating as a Key Principal on the deal.
The property is located in the Third Ward / University area and presents a solid value-add opportunity with operational upside.
I am specifically looking for someone who:
• currently owns apartment buildings or small multifamily assets
• has experience operating or managing apartments
• is based in the Houston market
• understands renovations, tenant management, and property operations
• would be open to participating in the deal through equity (no capital required)
The goal is to partner with a local operator who can bring experience and oversight while we execute the business plan.
