TL;DR: $60K → $72K in 12 months. Preferred equity position. Proven operator.

Make 20% without swinging a hammer, chasing tenants, or fixing a toilet.

The Deal:

• Minimum: $60,000

• Target Return: 20% ($72K payback)

• Structure: Preferred equity (paid after loan, before owner distributions)

• Timeline: 10-12 months

• Market:  FL

Capital Stack:

| Source | Amount | Purpose |

| ------------------------- | -------- | ---------------------------------- |

| Investor Preferred Equity | $60,000 | Lot acquisition + permits + horizontal|

| Construction Loan | $160,000 | Hard costs (build) |

| Owner Contribution | $15,000 | Soft costs + Loan origination + carrying costs |

Your Position: Preferred equity paid after construction loan, but before any owner distributions. You get $72K before I take any profit.

Why It Works:

LTV on construction loan: ~58%

ARV: $285,000-300,000

• Investor: $60K → $72K (20%)

• Owner: $15K skin in the game for financing costs

• Track record: 20+ homes built, active landlord now with Property management in place.
