I built an automated self-storage feasibility tool — looking for feedback
Hey everyone,
I've been working in self-storage technology for several years and noticed something that always bugged me: feasibility studies cost $5,000-$10,000 and take weeks to deliver.
Most of the data in those reports comes from public sources — Census demographics, Google Maps for competitor locations, publicly available pricing. The consultant adds market knowledge and a financial model, but the data gathering is largely automatable.
So I built a tool that does it: enter a US address, get a full feasibility report in about 60 seconds for $299.
What it covers:
• Demographics analysis (population, income, growth — 1, 3, and 5-mile radius)
• Competition mapping (every facility nearby with pricing and estimated occupancy)
• Financial projections (5-year pro forma, cap rate, cash-on-cash, IRR)
• Risk assessment and a site score
