Opportunity in Kindersley, Saskatchewan

I wanted to share a development opportunity we are currently presenting that I believe may align with your investment criteria.

The project is Brookhollow Estates, a fully serviced residential subdivision located in Kindersley, Saskatchewan. The remaining development lands consist of approximately 43 acres with all infrastructure completed, development levies paid, and parcels individually titled.

The site supports a full mixed-use residential program, including:

• 39 single family residential lots
• 22 four-plex / five-plex development parcels
• 19 four-plex parcels on Clark Drive
• 3 multi-family buildings at approximately 24 units each
• a senior housing development parcel (concept ~96 units)
• commercial parcels along Halpenny Road

In total, the project represents an estimated development capacity of approximately 370 to 390 residential units, making it a scalable and phased development opportunity.

A portion of the subdivision has already been built out, including single-family homes and townhouse units, with additional lots sold to builders. This demonstrates active demand and ongoing development within the community.

All major infrastructure has been completed, including water, sewer, storm, roads, sidewalks, and utilities, with substantial completion certified in 2023. As a result, the remaining parcels are ready for immediate development.

For context, the broader development was previously appraised at over $12 million before the completion of certain infrastructure and development progress, which highlights the underlying scale and long-term value of the project.

From a planning perspective, the Town of Kindersley has been practical and straightforward to work with. The site is already zoned to support low and medium density residential, and there is flexibility to work with the municipality on development concepts, density, and potential adjustments where appropriate.

This opportunity can be approached in a number of ways, including:

• full acquisition of the remaining subdivision
• phased residential development
• focus on multi-family or purpose-built rental
• senior housing or mixed-use development strategy

We are currently guiding the opportunity in the $7M to $7.5M range and are selectively sharing it with groups that we feel are a strong fit.
