📈 A lot of investors get comfortable when the market is moving up.

They look at a deal and assume appreciation will help carry the exit.

That is exactly where many lenders start getting nervous. 🏦

I just posted a video on why lenders do not underwrite hoped-for appreciation, why exit plans tied too heavily to market growth weaken confidence, and what stronger backup exits actually look like.

This is especially relevant for flippers, aggressive buyers, and investors whose numbers only really shine if the market keeps climbing.

📌 Appreciation is upside.

It is not control.

And it should never be the only thing holding the deal together.

If the property only works because you are expecting another jump in value over the next few months, lenders will usually see that as fragility, not strength. 📉

The sharper investors build deals that still have a path if the market stays flat, softens, or just does not move fast enough on their timeline.

That is the difference between a deal with upside and a deal that depends on luck.
