More Flexibility for Ground-Up Projects Right Now

Ground-up projects can make sense on paper, but structure and timing are what determine if they actually move forward.

Some updates we’re seeing right now are making things more workable:

  • Extended seasoning — up to 24 months
  • Recent purchases may still qualify under purchase leverage (delayed purchase)
  • Experience can include ground-up + heavy rehab projects

This opens the door for deals that previously didn’t fit clean guidelines.

If you’re holding land, recently acquired a property, or planning a build, it may be worth revisiting how the deal could be structured.
