Outperforming MFH - Fully Assumable 2.75% Loan!

Excellent performing 6% cash-on-cash + 19% annual principle reduction =25% ROI asset for sale. 2020 4Plex in a 2.75% assumable loan. While our mortgage holder only requires financial qualification to assume this VA loan (no additional military service or owner occupancy), I’d be especially interested to work with a military or veteran buyer to be able to restore all or part of the VA loan benefit if possible. Save up to $110,000 on down payment; use that cash for other endeavors, since no down payment is required on the assumed loan.

Priced to sell, great condition and location (just 10 min S of Johnson County KS, new booming Bluhawk corridor of commercial infrastructure). Due to a recent death and desire to simplify, I’m interested in selling as priced (under market value) but this is not a fire-sale as the asset has been outperforming since 2020.
