Does 100% financing for fix and flip actually exist?

Yes, it's real. But it's not for everyone and most investors won't qualify.

The programs that offer full financing on a fix and flip deal are reserved for experienced investors — people who have completed deals recently and can show it. The lender wants to see a track record, not just motivation.

For the right borrower it can be a game changer. Instead of tying up a large chunk of capital on one deal, you keep your liquidity and potentially run multiple projects at the same time.

The catch is that the bar to get there is real. Experience matters. Credit matters. The deal itself has to make sense.

If you've done flips before and you're sitting on a deal right now wondering how to structure the financing — it might be worth a closer look before you assume you need to bring a lot of cash to the table.
