How Fast Can Fix and Flip Financing Actually Close — Realistic Expectations?

Genuinely curious what this community has experienced.

I see a lot of investors lose deals because they underestimate how fast they need to move — and they don't find out their financing timeline until it's too late.

On the flip side I also see investors assume all investor financing is slow because they've only worked with conventional lenders. That's not always the reality depending on the program and the deal.

So what's been your actual experience?

Best closing time you've had on a fix and flip deal? Worst? And what made the difference — was it the lender, the deal structure, the documentation, something else?

Asking because I think there's a big gap between what investors expect and what's actually possible when the right structure is in place.
