What does your lender actually need to move fast on a fix & flip?

Most delays I see come down to three things: waiting on an appraisal, unclear rehab scope, or a lender who needs 30 days to underwrite.

If you have the address, the ARV, and a rough rehab budget — a good private lender should be able to give you a term sheet same day.

What's the fastest turnaround you've gotten from a lender? Curious what others are seeing out there.
