Best terms for DSCR with interest-only period

I'm shopping lenders for DSCR financing for property in South Dakota. Would need minimum 4 or 5 year IO period preferably followed by fixed rate amortization over the remaining 25 years. Putting > 50% down and DSCR should be around 1.5, have high credit rating and cash reserves. Any recommendations?
