One Thing That Quietly Kills Rental Returns in Baltimore

A lot of owners focus heavily on rental price when evaluating performance.

But one thing I’ve seen impact returns just as much lately is vacancy length between tenants.

In Baltimore especially, even an extra 2–3 weeks vacant can completely wipe out rent increases owners were counting on.

A few things that seem to make the biggest difference:
• Professional marketing/photos
• Fast maintenance coordination before listing
• Pre-leasing before move-out when possible
• Having clear tenant qualification standards upfront

Interestingly, the owners with the smoothest turnovers usually aren’t the ones spending the most money — they just have better systems in place operationally.
