Seeking Capital Partner for Short Term Rental

Hello, all!

I am seeking a capital partner for a short-term rental acquisition in either Winston-Salem, NC or Central Florida. I want to be straightforward about who I am, what I'm bringing to the table, and what I'm looking for so we can determine quickly whether there's a fit.

About Me

I'm a Florida-based entrepreneur and licensed Real Estate Sales Associate, actively seeking my next investment opportunity in the short-term rental space. I have owned and operated a coffee company for the last seven years, and have held an active FL real estate license for the last year and a half. My real estate team closed $30million in sales last year.

The Markets

Winston-Salem, NC is an undervalued STR market with strong, consistent demand drivers - Wake Forest University, a growing medical and healthcare corridor, and an increasingly active arts and tourism scene. Entry prices and inventory remain attractive relative to comparable markets, which creates real opportunity for strong cash-on-cash returns.

Central Florida requires less explanation - it is one of the highest-performing STR markets in the country, with year-round tourism demand and a well-established short-term rental ecosystem. I am intimately familiar with the Orlando area and surrounding markets, and am confident I can find the best deal.

My Role in This Partnership

I will handle everything on the operational side! Market analysis, property identification, negotiation, acquisition, setup, guest management, pricing strategy, and ongoing performance optimization. My background in both real estate and business ownership positions me to approach this as a serious operator, not a hobbyist.

What I Am Looking For

A capital partner who wants meaningful, passive returns from the short-term rental market. I am open to discussing equity partnerships, preferred return structures, or private lending arrangements. I have no fixed requirement on structure and am willing to have a straightforward conversation about what works for both sides.
