Seeking a mentor in Indianapolis

Seeking a mentor in Indianapolis and the neighboring areas. I'm from Indiana, but I have not lived there in years and I want to Start building my real estate portfolio. I'm putting things in motion to start investing by next summer, but I would love to learn from someone to understand Indiana's processes. I am looking to do long-term Rentals and possibly short-term rental rentals. Any help is greatly appreciated. I should also mention I would be doing out of state investing.
