If you've got a solid flip in the pipeline and need a capital partner, keep reading!

Who I am

Capital partner actively deploying funds into fix-and-flip joint ventures. I bring my own cash to the deal. I am not a broker, lender, or wholesaler. I fund quickly, stay out of your way on execution, and close cleanly.

What I'm looking for

Experienced flip operators with a verifiable track record. Specifically:

· Minimum 2–3 completed flips with HUD-1 settlement statements available.
· Established local market knowledge (you know your comps, your contractors, and your ARV methodology).
· Clean deal underwriting (I expect to see your numbers before committing).

I bring the down payment, closing costs, holding costs, and reserves. You bring the deal, source the hard money lender, manage the contractors and renovation, and handle the sale of the property.

What I bring

Committed capital, speed to fund once diligence is complete, and a straightforward deal structure. I don't micromanage project execution, that's up to you. However, I do stay engaged on financial transparency throughout the project.

Non-negotiables

· Written joint venture agreement reviewed and signed before any funds move.
· All funds must flow through a licensed title company (no direct wires to personal or LLC accounts).
· A recorded deed of trust securing my capital contribution against the subject property (typically second position behind hard money lender).
· Itemized accounting and receipt access throughout the project (visibility into how capital is being spent in real time).
· Minimum weekly updates via phone, text, or email with pictures/video.

Deal structure

I invest in exchange for a preferred return and an equity split on net proceeds. Exact terms depend on the deal. I structure deals to be fair to both sides. My goal is a long-term relationship, not a one-time transaction.
