Looking for capital partner

Claudia Rodriguez-Larrain
Posted

I'm a Canadian realtor and investor. I arbritrage co-living rental properties with a true net of 2500-3000 a month CDN and I am looking to find a capital investor partner to purchase these properties I am currently arbitraging where I'll stay on as operating partner and manage the asssets. Currently arbitraging 10 co-living properties with 50 doors and a hostel downtown.

You bring the money, I bring the system.

  • 8–10% management fee on gross rents
  • PLUS 50/50 cash flow split

  • PLUS 50/50 equity at sale

  • Investor gets capital returned first

I know many investors who invest in the USA. I will have to ask them if they would consider Canada. I heard that Canada doesn't have 30-year mortgages like the US. I have heard that no other country has 30-year mortgages. How long do your mortgages last and how often does the rates adjust?

Gemini told me that most Canadian Mortgages run 25 years and adjust every 5 years.
