I own a property in Burien with a dedicated driveway and a pre-built single story detached garage with two utilities already stubbed in. The hard part of the infrastructure is done. Looking for a co-investor to come in at the refi and fund the buildout.
You take a TIC interest recorded on title, collect partial rental income from the DADU during the hold, and exit either through a whole property sale with equity split or condoization into a separately deeded unit if we get there.
This is intended to be a short-term investment with interim cash flow and meaningful equity upside. I stay involved, manage the property, and carry the operational weight. You bring capital and we split the outcome.
Not looking for a traditional lender. Looking for a create finance partner who understands TIC deals and would would be ready to move quickly.
